A comp’s most important attribute is where it is — and a spreadsheet can’t answer “what leased within five miles of this site?” Locus stores every lease and sale comparable as a pin on an interactive map, so spatial questions get direct answers. The same records are also available in a full data table.

INTERACTIVE MAP

The map is the stage of the whole app.

A full-screen map with satellite and street views, parcel boundaries, a value heatmap, and MSA boundaries. Comps render as color-coded pins — blue for leases, green for sales — and the map stays responsive with thousands of records loaded.

  • Comp Finder — drop a radius anywhere to see everything that leased or sold within N miles. Every search is shareable via URL.
  • Draw-select — draw a polygon to grab comps in any arbitrary area.
  • Annotations — right-click to leave a note at a location; visible to the whole team.

Each record carries the fields the work actually requires: address and geocode, property type, zoning, acreage, building SF, FAR, NNN rent, NOI, $/SF/mo, $/acre/mo, cap rate, sale price, buyer and seller, tenant and landlord, lease dates and terms — plus custom fields defined per workspace.

  • Full data table — sort, per-column filters, column picker, saved views, multi-select with bulk actions, CSV export.
  • Data integrity — duplicate detection on entry, soft-delete with restore, edit locking, and a full audit trail.

Four ways records enter the database.

Comps arrive as emails, PDFs, spreadsheets, and phone-call notes. Locus accepts all of them and normalizes everything into the same schema, with duplicate detection applied on the way in.

Every comp and every market carries its own discussion thread, notes, tags, and file attachments. Changes made by teammates appear without a reload, so everyone works from the same current record.

A deal pipeline at the geography level.

A market in Locus is a named geographic focus area: a circle, a polygon, or an administrative boundary like a city, county, or MSA. Markets carry priority and status (target / watch), partner assignment, notes, and their own discussion.

  • Live statistics — each market shows its current comp counts and rent trends inside the boundary.
  • Ownership — assign a partner to a market so coverage responsibility is explicit.
